How external mastic works in Aberdeenshire

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We work on render & cladding joints, joints between brick and frames and concrete & block, and common reasons people get in touch are panel joints letting water in and weeds or debris growing in open joints.

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Outside joints across Aberdeenshire

Aberdeenshire has everything from period brickwork to rendered and clad modern buildings. Where two materials meet is where water generally gets in.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. Aberdeenshire is part of the area we cover across Scotland. Aberdeenshire includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are usually the first to need attention.

Peterhead: Around Peterhead, as everywhere, external mastic is only as good as the preparation behind it. For jobs in and around Peterhead, choosing the right material for each joint is as important as a tidy finish.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many areas need sealing
  • The amount of work
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

When you call or email, it’s useful to know:

  • Where the property is
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • If someone has resealed it before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Adding movement joints to masonry that has none
  • Structural movement, which needs a surveyor or engineer
  • Cracks in the bricks or render themselves, away from the joints

How the job changes by surface

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.

Aberdeenshire: your questions answered

How long does the job take?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including preparation and clearing up. We’ll confirm how long when we quote.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How do you reach high-level joints?

Each building is different. Send us pictures and a rough idea of the height and we’ll confirm how they can be reached safely.

Is there a guarantee?

Yes. All our work carries a one-year guarantee.

What is backing rod for?

Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.
