External mastic in Cruden Bay

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. We work on façade panels, copings & trims and render & cladding joints, and people most often call us about damp patches traced to an open external joint and joints with sealant missing in places.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How we quote for external mastic

Call for a quick quote. What matters most is:

  • Access and height
  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • How many areas need sealing

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Asking for a quote

To make quoting easier, let us know:

  • Where the job is, and your postcode
  • A few pictures by email, if you can
  • Any access issues, like height or stairs
  • Whether it has been sealed before

If you are in Cruden Bay and need external mastic, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Different surfaces, different methods

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Why it’s worth doing now in Cruden Bay

Sealing over the top of old mastic does not hold for long. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why Cruden Bay customers choose us

  • We are fully insured

Questions from Cruden Bay

Do you cover Cruden Bay for external mastic?

Yes, Cruden Bay is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Is external mastic in a coastal place like Cruden Bay any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Can you reach joints on upper floors?

Each building is different. Tell us the height, the number of joints and what’s below them.

What external mastic looks like in Cruden Bay

Cruden Bay is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Whether the job is in Cruden Bay itself or nearby, the right material for each joint matters as much as a neat finish.

What we are called out for in Cruden Bay

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

It’s worth asking for a quote if you see:

  • Damp patches traced to an open external joint
  • Sealant pulling away from one side of the joint
  • Cracked joints where brick meets render or frames
  • Failed sealant between panels on a façade

Around Cruden Bay, as everywhere, external mastic is only as good as the preparation behind it.

What to look for in a quote

  • Who turns up on the day
  • How the surfaces are prepared before sealing
  • What the cure time is
  • Whether all the old sealant comes out first

Our hiring checklist

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Structural movement, which needs a surveyor or engineer
  • Cracking across the wall rather than at a joint
  • Render that is blown, hollow or coming away

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Concrete & block

The process

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere like Cruden Bay may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints
