New Rayne External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homeowners, landlords and businesses in New Rayne. Fully insured, ARBOMaster approved and guaranteed for a year.
- Cracked joints where brick meets render or frames
- Damp patches traced to an open external joint
- Rigid filler in a joint that should flex
Why deal with it now?
Water gets in through a failed movement joint and can run behind render or cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

External mastic in New Rayne
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. If you have rain getting behind render or cladding at a joint and old sealant gone brittle and cracked, we can put it right, on joints between brick and frames, façade panels and brickwork movement joints alike.
Outside joints can only be sealed when they’re dry, so work in New Rayne depends on the weather. Tell us how to reach each wall, gutter and roofline.
Our work is backed for twelve months.

When to call us in New Rayne
UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
People usually contact us when they notice something like this:
- Failed seals between different materials
- Panel joints letting water in
- Joints with sealant missing in places
- Damp patches traced to an open external joint
Around New Rayne, as everywhere, external mastic is only as good as the preparation behind it.

New Rayne: your questions answered
Can you do external mastic in New Rayne?
Yes. Our work covers the whole of Scotland, and New Rayne is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like New Rayne?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Can landlords and businesses book you?
Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Is the work guaranteed?
Yes. Every job comes with a 12-month guarantee.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new sealant bonds properly.
What the job involves on each surface
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.
What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. Somewhere like New Rayne may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Keep children and pets away from the work area
- Mention any tricky access
- On commercial sites, let us know about site rules

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
When it isn’t the sealant
In fairness, some problems need a different trade:
- Structural movement, which needs a surveyor or engineer
- Damp that is not coming from the joint
- Failed render or damaged cladding panels
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Joints between brick and frames

What external mastic looks like in New Rayne
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Letting a property close to Insch station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.
