Window mastic in New Rayne

About our window mastic in New Rayne

Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. To get one, drop us a line at info@mrmastic.co.uk with the number of frames and any access details for window mastic in New Rayne. We work on window sills, timber windows & doors and aluminium frames, and people most often call us about hard, cracked sealant around windows and sealant in the wrong colour for the frame.

Mastic can only go onto a dry joint, so outside work in New Rayne depends on the weather. Let us know about access to every frame, including any upstairs.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Rotten timber, which needs a joiner first
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Damp problems in the wall away from the window

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • uPVC windows
  • Timber windows & doors
  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • Window sills

What the job involves on each surface

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. We use a neutral-cure product.

What affects the cost of window mastic

You’ll get a clear quote before work begins. It’s based on:

  • The old material and how stubborn it is
  • How much there is to do
  • Which sealant suits the joint
  • Any mould that needs treating

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What we need to know

To help us quote quickly, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • The rough size of the job
  • Any access issues, like height or stairs

Getting a quote is simple: let us know what needs doing and where. A few photos by email make the job easier to understand, and we will take it from there.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep timber frames painted
  • Clear any debris from frame drain holes
  • Wash the frames with mild soapy water
  • Avoid blasting the frames with a pressure washer

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Leave it or put it right?

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not guesswork. That is why we ask about the job first.

New Rayne questions

Will you come out to New Rayne?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Insch station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Do you have insurance?

Yes. We’re fully insured.

Can I paint over the new sealant?

Not if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you match the sealant to my frames?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed

Frames and glazing around New Rayne

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Letting a property close to Insch station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

What we’re called out for in New Rayne

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked sealant at the sill ends
  • Whistling draughts around closed windows
  • Untidy mastic left by window fitters
  • Cracked internal joints between frame and plaster

Around New Rayne, as everywhere, window mastic is only as good as the preparation behind it.
