External mastic in Garioch

Different surfaces, different methods

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. We choose the product to suit.

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

External mastic in Garioch, done properly

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on render & cladding joints, brickwork movement joints and façade panels, and people most often call us about moss and dirt in joints with no sealant left and gaps where render, brick and frames meet.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

All of our work is guaranteed for twelve months, in Garioch and everywhere else we cover.

FAQs for Garioch

Will you come out to Garioch?

Yes, Garioch is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is Garioch in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Garioch is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Can you seal joints between render and window frames?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

How long does external mastic take?

It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll give you a better idea when we quote.

What does external mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you work at height?

That depends on the building and the joints. Where joints can be reached safely, we’ll do them. Tell us about the building and we will confirm what access is needed.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Why act early in Garioch

Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes anything from a few hours to several days, depending on the building for a typical job. Somewhere like Garioch may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Advice

Garioch buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

For landlords with property near Inverurie station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as West Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

When something else is needed

We will not take on work that will not last, so these are the limits:

  • Walls that need new movement joints cut into them
  • Movement that is more than a sealant joint can take
  • Failed render or damaged cladding panels

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Copings & trims
  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints

What we’re called out for in Garioch

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

Common reasons people contact us are:

  • Joints where the bead has come unstuck
  • Panel joints letting water in
  • Failed seals between different materials
  • Joints pointed up with cement by mistake

If you look after a building such as Inverurie Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
