External mastic for Kinellar homes and businesses

What external mastic looks like in Kinellar

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Aberdeen’s nickname, the Granite City, comes from its stone buildings, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip.

Around Kinellar, as everywhere, external mastic is only as good as the preparation behind it.

External mastic in Kinellar

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. Typical jobs include movement joints with cracked, split or missing sealant and sealant that has lost its bond to the brick or render, on concrete & block, render & cladding joints and brickwork movement joints.

In and around a place like Kinellar, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Quotes for external mastic in Kinellar

There’s no set price list. The quote depends on:

  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

What we need to know

Photos help, but a description is a good start. Please mention:

  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • The address or postcode of the job

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Kinellar may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access
  • On commercial sites, let us know about site rules

Questions from Kinellar

Do you cover smaller places like Kinellar?

Yes. Kinellar is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do external mastic in Kinellar?

Yes. We work across all of Scotland, and Kinellar is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is the work guaranteed?

Yes. Every job comes with our 12-month guarantee.

What is backing rod for?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Why is there a gap in my brick wall?

Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

Can landlords and businesses book you?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Kinellar.

What we are called out for in Kinellar

If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall and make things worse.

Most people get in touch when they notice one of these:

  • Joints with sealant missing in places
  • Failed sealant between panels on a façade
  • Movement joints filled with mortar instead of sealant
  • Weeds or debris growing in open joints

If you let a flat or house near Kintore station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Before you book anyone

  • Whether they seal over old material or remove it
  • How long the guarantee is
  • Which colour the sealant will be
  • What insurance they hold

Our hiring checklist

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Why act early in Kinellar

A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit is usually more efficient than separate visits. We will give you a clear price for the lot.

Why book with us

  • Anti-fungal silicone where joints get wet
  • An ARBOMaster approved applicator
  • Domestic, commercial and hotel work
  • 20+ years of sealant experience

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep movement joints as flexible joints, not mortar
  • Walk round the building once a year and look at the joints
  • Do not let climbing plants root in the sealant
  • Deal with leaking gutters that soak the joints below

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.

A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracked brickwork or render that needs a builder or plasterer
  • Adding movement joints to masonry that has none
  • Subsidence or other structural problems

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.
