About our bathroom resealing in Garioch

Homes in Garioch have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, sinks & splashbacks and wet rooms, and the jobs we see most are black mould in the silicone that won’t clean off and smears of silicone across the tiles.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for a single bath or shower. Outside jobs in Garioch need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before

FAQs for Garioch

Do you take on hotel work around Garioch?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you cover smaller places like Garioch?

Yes, Garioch is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Is it OK to put new sealant on top of the old bead?

No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Are you insured?

Yes. Mr Mastic is fully insured.

Where are you based?

We work from Crawley. Our applicators cover Garioch, along with the rest of our area.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

What affects the quote in Garioch

We quote each job individually. This is what makes a difference:

  • The number of rooms or windows
  • When we can work, for business premises
  • The old material and how stubborn it is
  • The amount of work

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Where the job is, and your postcode
  • Photos by email, if that’s easy
  • Whether it’s a home or a business
  • If someone has resealed it before

Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.

How the job changes by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it is not properly supported
  • Loose or hollow tiles, or failed tanking behind them

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

Bathroom resealing around Garioch

Garioch has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Inverurie Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Inverurie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Leave it or put it right?

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Do you need bathroom resealing in Garioch?

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

Most people get in touch after spotting one of these:

  • Black spots spreading through the bead
  • Shrunken sealant along the back of a worktop
  • A reseal done over the top of the old bead
  • Splits where the tray meets the wall

Homes close to West Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
