Bathroom Resealing in Kinellar
Bathroom resealing across Kinellar and nearby, with old sealant always removed completely and a 12-month guarantee.
- Damp behind the bath or under the tray
- Leaking joints on a shower screen
- Splits where the tray meets the wall
About our bathroom resealing in Kinellar
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you’re dealing with water getting behind the bath panel and splits where the tray meets the wall, we can put it right, whatever the surface.
For a place like Kinellar, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

For landlords and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
What we’re called out for in Kinellar
Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Keep an eye out for these signs:
- Mouldy sealant that has gone black
- Leaks into the floor or ceiling below
- Splits where the tray meets the wall
- Gaps between the worktop and the wall
Letting a property close to Kintore station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How to look after the new joints
After the cure time, these simple habits help:
- Stick to a soft cloth and a mild cleaner
- Look for lifting corners and small gaps now and then
- Dry worktop joints after washing up
- Don’t let bottles sit on the bead
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Kinellar questions
I let a flat near Kintore station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is Kinellar in your area for bathroom resealing?
Yes, Kinellar is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Do you do kitchens as well as bathrooms?
Yes. Next to the sink we use a food-safe product where it’s needed.
What happens on the day
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a couple of hours for a single bath or shower. Outside jobs in Kinellar need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Before we arrive
- Try not to wet indoor joints just before the visit
- Mention any parking rules near the property
- Tell us about any water getting in

Advice
What we cannot put right
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- A leaking waste, trap or valve
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Why act early in Kinellar
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Kinellar, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
What you get with us
- Sanitary silicone with an anti-fungal additive in wet areas
- More than 20 years in sealant work
- Neat joints and a tidy finish
- 12-month guarantee on every job

What bathroom resealing looks like in Kinellar
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In and around Kinellar, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
