- Black spots spreading through the bead
- Gaps where the bath or tray has moved
- Two layers of silicone, both failing
Bathroom resealing in Berryden, done properly
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you are dealing with two layers of silicone, both failing and water getting behind the bath panel, we can put it right, whatever the surface.
Berryden is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.
All of our work is guaranteed for twelve months, in Berryden and everywhere else we cover.

How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- Which sealant suits the joint
- Any working-time requirements on site
- The number of rooms or windows
- The number and length of the joints
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.
Asking for a quote
To help us quote quickly, please include:
- Whether it has been sealed before
- The address or postcode of the job
- The rough size of the job
- Access, such as stairs, a lift or height
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

What else we do in Berryden
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Open a window or run the fan so the room dries
- Use gentle cleaners on the silicone
- Let new sealant cure fully before it gets wet
- Dry the bead with a towel now and then
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Do you need bathroom resealing in Berryden?
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone normally won’t clean off.
Keep an eye out for these signs:
- Damp behind the bath or under the tray
- Failed sealant on the screen profile
- Water getting behind the kitchen upstand
- Cracked, shrunken or lifting silicone
Managing a site like St Machar Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Bathrooms and kitchens in Berryden
Berryden is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Berryden has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For landlords with property near Aberdeen station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Berryden questions
Do you work in hotels near Berryden?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Do you work for landlords with property near Aberdeen station?
Yes. We work for landlords and letting agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Will the old sealant be removed?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Berryden, along with the rest of our area.
Can mouldy silicone be sorted out?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What sealant work can’t fix
A few problems are outside what sealant work can do:
- A leaking waste, trap or valve
- Failed grout lines across the wall
- A bath or tray that moves because it isn’t properly supported
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

How the visit works
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before work begins. Most jobs take a morning or an afternoon for most single baths and showers. In a city area like Berryden, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Clear the area around the work
- Let us know if you’ve seen damp or leaks
Ask for a quote
We quote each job on its own, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details.
Related advice
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Berryden, damp can travel a long way before it shows.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
