Berryden Window Mastic
Window and door frames in Berryden need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- White mastic on grey or black frames
- Cracked sealant at the sill ends
- Untidy mastic left by window fitters
About our window mastic in Berryden
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you are dealing with whistling draughts around closed windows and cracked sealant at the sill ends, we can help, on patio & French doors, timber windows & doors and aluminium frames alike.
Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. For a flat in Berryden, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.
Whatever the size of the job, you get the same one-year guarantee.

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Keep drainage slots and sill grooves clear
- Use gentle cleaners on frames and sealant
- Keep paint off silicone joints
- Air rooms to keep condensation down around windows
Silicone cannot generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
Leaks usually show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
FAQs for Berryden
Do you work for landlords with property near Aberdeen station?
Yes. We work for landlords and letting agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Who arranges sealant work on the shared parts of a tenement in Berryden?
It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can resealing stop a draught around my window?
Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.
Do you come to Berryden?
Yes. We are based in Crawley and work across South East England, London and Scotland, Berryden included.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
How long does it take to reseal the windows on a house?
The work takes a few hours for a few frames, or a day or more for a whole house. Access and the amount of old mastic make the biggest difference.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.

What window mastic looks like in Berryden
Berryden is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Historic houses like Provost Skene's House (about 0.9 miles south-east) are a reminder that the area around Berryden has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you look after a building such as St Machar Academy, larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Aberdeen station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Historic houses such as Provost Skene's House, about 0.9 miles south-east, show how far back building around Berryden goes, and older homes nearby need a sealant that suits their walls.

You do not need to clear the whole room or building before we come, just the space around the work. Parking in city streets around Berryden can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.

Advice
What happens if it’s left?
Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Private landlords in Berryden must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Why us?

How the job changes by surface
Composite doors
An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. We’ll point out any rot we find, as that is a job for a joiner.
Honest limits
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Worn gaskets, brush seals or a door that has dropped
- Broken hinges, locks or handles
- Damp coming through the wall itself rather than the frame joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
Surfaces we seal
- Timber windows & doors
- Composite doors
- Window sills
- uPVC windows
- Patio & French doors
- Aluminium frames
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
