Window mastic for homes and businesses in Midstocket
Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on patio & French doors, composite doors and uPVC windows, and people most often call us about draughts coming in around windows and doors and gaps left after new windows were fitted.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.
You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Midstocket questions
I let a flat near Aberdeen station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Is Midstocket within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Does the work come with a guarantee?
Yes. Our 12-month guarantee covers every job, inside or out.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you seal inside as well as outside?
Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Use gentle cleaners on frames and sealant
- Air rooms to keep condensation down around windows
- Keep timber frames painted
- Avoid harsh chemicals near the mastic
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
Why deal with it now?
If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

When it is not the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Rotten timber, which needs a joiner first
- A failed sealed unit that has misted up
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Midstocket homes and the weather
Midstocket is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you live in an older home near St Ninian's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like Oakbank School? Then larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Aberdeen station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Surface by surface
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.
Aluminium frames
Aluminium needs a sealant that bonds to coated metal. We use a neutral-cure product.
What affects the cost of window mastic
Call for a quick quote. What matters most is:
- How much there is to do
- The old material and how stubborn it is
- How easy the joints are to reach
- The number of rooms or windows
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
There’s no need for technical detail. Just tell us:
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- A few pictures by email, if you can
- Roughly how big the job is
To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
The process
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes most of a day for a typical house, less for a few frames, including the tidy-up. Outdoor work around Midstocket depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area
