How we handle commercial sealant in Midstocket
Guest bathrooms are cleaned every day and used by different people every night, so sealant wears out faster than it would at home. We work through rooms in batches, so only a few are out of use at once, with a cure time for each room so housekeeping know when to release it. We’re often asked to deal with failed floor-level joints in accessible wet rooms and split sealant around staff kitchen worktops and sinks, across hotel bathrooms, retail & leisure sites and student & care accommodation.
Work in a place like Midstocket is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.
You get a one-year guarantee, the same in Midstocket as everywhere else we work.

What happens if it’s left?
Sealant work is quick by the room: the job takes as long as the scope needs, from one welfare room to a full building. Each area is then left to cure for the time we give you, so the programme is planned around cure times. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Do you work for landlords with property near Aberdeen station?

Do you cover smaller places like Midstocket?
Yes, Midstocket is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you take on a whole building?
Yes. Our team has more than 20 years’ experience, and large programmes are planned around how the building is used.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Do you offer different sealant colours?
We help you choose a colour that suits. The product needed can limit the range.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- A broken extractor fan behind the mould problem
- Damaged sanitaryware that needs replacing
- Tiles coming off the wall

The process
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes as long as the scope needs, from one welfare room to a full building, and the area is left clean. Somewhere like Midstocket may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by looking at the rooms and agreeing what’s needed.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Each area is protected and stripped of old sealant.
- Once dry, every joint is resealed and tooled.
- Housekeeping or site staff are told when each area can be used.
Getting ready for the visit
- Keep children and pets away from the work area
- Mention any sign-in or site rules at work premises
- Tell us about any previous sealing or DIY attempts
How to get a quote
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
How we quote for commercial sealant
Your quote is based on your job. We take into account:
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- Which sealant suits the joint
- When we can work, for business premises
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Whether it has been sealed before
- Whether it’s a home or a business
- The problem you’ve noticed
- Where the property is
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Check the joints during routine room inspections
- Get split or lifting joints looked at early
- Book larger programmes for quieter times of year
- Keep extractor fans working and serviced
Ask staff to report splits or lifting sealant early. Catching one split early can save a leak later.
In a commercial building, a leak can quickly spread beyond one room: through floors, into ceilings and across into corridors. Early resealing keeps it from getting that far.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
