Why it’s worth doing now in Queen's Cross

A leaking shower in a hotel room or flat above can damage the ceiling below. That means a second room out of use and a repair to pay for. A reseal now avoids that. Private landlords in Queen's Cross must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear quote before we start.

Queen's Cross: your questions answered

Do you work for hotels and guest houses in Queen's Cross?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

I let a flat near Aberdeen station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Is there a guarantee?

Yes. Every job comes with a one-year guarantee.

Can you work outside opening hours?

Out-of-hours work and early starts can be arranged. Let us know your hours when you get in touch.

How long does commercial sealant take?

Typically it takes a morning for a small washroom, and a planned programme for bigger sites. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

How it works

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours per area, with larger sites planned over several visits. In a city area like Queen's Cross, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We agree a programme with you: which rooms, in what order, at what times.
  2. Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
  3. In each room, the old bead comes out and the joint is cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Rooms are handed back in order, each with its cure time.

Before we arrive

  • Mention if the joints have been sealed before
  • Let us know about parking restrictions
  • Mention any leaks or damp you’ve noticed

How the job changes by surface

Rental portfolios

An empty property is easy to reseal, ready for the next tenant.

Retail & leisure sites

Customer toilets reflect on the business, and fresh sealant makes them look well kept.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Schedule work around occupancy
  • Act on lifting sealant before it leaks
  • Tell cleaning staff when each room can be used
  • Check extract fans are actually running

Each room is handed back with its cure time, generally around 24 hours. Pass it on to housekeeping or cleaners so nobody showers or cleans the joint too early.

Black sealant in a staff washroom or guest bathroom draws complaints. Left long enough, it spreads through the bead, and only replacement fixes it.

Landlord and commercial work in Queen's Cross

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Faulty shower valves and leaking traps
  • Fire risk assessments or certification
  • A broken extractor fan behind the mould problem

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Hotel bathrooms
  • Retail & leisure sites
  • Rental portfolios
  • Office washrooms & kitchens
  • Welfare facilities
  • Student & care accommodation

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
