Need glazing silicone in Midstocket?

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Glass that needs replacing
  • Condensation trapped between two panes
  • Leaks from the roof covering or flashing (a roofer’s job)

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Conservatory frames
  • Glass balustrade bases
  • Shower screens
  • Glass-to-frame joints
  • Rooflights
  • Glass-to-glass joints

Glazing silicone in Midstocket, done properly

Conservatory leaks often start at a sealant joint, where glass meets frame or frame meets wall. We trace the leak to the joint and reseal it, and if it’s something sealant can’t fix, we will tell you. We work on rooflights, glass-to-glass joints and glass balustrade bases, and common reasons people get in touch are water escaping where a screen meets the wall and water tracking down the inner face of the glass.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Do you need glazing silicone in Midstocket?

Sealant laid over old sealant does not last. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

These are the problems we are asked about most:

  • Drips on the inside of a conservatory window
  • Leaks from the base of a shower screen
  • Black or yellowed silicone on glass joints
  • Conservatory leaks at frame and glazing joints

If you let a flat or house near Aberdeen station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Questions to ask before you book

  • How the joint is cleaned and prepared
  • What the cure time is
  • What happens if they find a problem under the old sealant
  • Which sealant they’ll use, and why

Our hiring checklist

What the job involves on each surface

Glass balustrade bases

We reseal the joint where the glass meets the base channel. We do not install or replace glass.

Shower screens

Black or peeling silicone on a screen lets water out. A full reseal sorts it.

Glazing silicone in Midstocket: local notes

Midstocket is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

In the older streets around St Ninian's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Oakbank School, the mastic around its windows and doors needs looking after like any other building’s.

Midstocket is about 1 mile south-west of Aberdeen, in Aberdeen. Anywhere in AB15, we cover glazing silicone for homes and businesses. Midstocket is one of 63 towns and villages in Aberdeen where we work for glazing silicone.

Midstocket: your questions answered

Is glazing silicone in a coastal place like Midstocket any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you help a landlord with a rental near Aberdeen station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Can you replace a misted double-glazed unit?

We do not replace glass. We reseal the joints around it and can tell you if a unit seems to have gone.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

What affects the cost of glazing silicone

Your quote is based on your job. We look at:

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • The number and length of the joints
  • Whether the work is at height

The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • Where the property is
  • Photos by email, if that is easy

For glazing silicone in Midstocket, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

How the visit works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours, depending on how many joints need doing. For a place like Midstocket, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Before we arrive

  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area

Aftercare tips

A little care helps the new joints last. Our advice:

  • Inspect the sealant on glazing annually
  • Don’t leave a drip for the next storm
  • Ventilate the conservatory to cut condensation
  • Keep conservatory gutters clear of leaves

Keep conservatory gutters clear so water does not back up against the seals. Blocked gutters can push water where it shouldn’t go.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else, and we’ll tell you which.
