Kingswells homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Historic houses like Friendville (about 3.6 miles south-east) are a reminder that the area around Kingswells has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For landlords with property near Dyce station, renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Hazlehead Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as Church Of Scotland, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Window mastic in Kingswells, done properly
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you’re dealing with cracked internal joints between frame and plaster and white mastic on grey or black frames, we can put it right, on uPVC windows, composite doors and window sills alike.
Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, so acetoxy silicones, which can attack some stone, are best avoided.

Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Looking after it afterwards
So the new joints stay in good condition:
- Wash the frames with mild soapy water
- Paint up to the joint, not over it
- Walk round the house once a year and look at the joints
- Keep jet washers away from the mastic
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Faulty window hardware
- A frame that has rotted at the joint
- Worn gaskets, brush seals or a door that has dropped
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Kingswells questions
Can you help a landlord with a rental near Dyce station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
How is work on the outside of a tenement in Kingswells usually arranged?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not, and we can quote for the factor or the owners directly.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Where do you work from?
Mr Mastic is based in Crawley. We cover Kingswells and the rest of Aberdeen.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
What should I tell you?
Let us know what needs doing and where. If we need more, we’ll ask.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
How it works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning for a couple of windows and a door. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Kingswells, tell us the floor, how the door entry system works and where we can park nearby.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Clear the area around the work
- Tell us if parking is tricky
- Mention any sign-in or site rules at work premises

Advice
What happens if it’s left?
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. Private landlords in Kingswells must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
