Aftercare tips

A little care helps the new joints last. We recommend:

  • Use gentle cleaners on frames and sealant
  • Paint up to the joint, not over it
  • Make sure the drainage slots aren’t blocked
  • Keep paint and stain on wooden frames in good order

Keep the new mastic undisturbed while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

How we handle window mastic in Milltimber

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. Common call-outs are for mastic that has split away from the wall and rain getting in at the frame or under the sill, across window sills, timber windows & doors and composite doors.

Mastic can only go onto a dry joint, so outside work in Milltimber depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Every job is covered by our one-year guarantee.

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.

What window mastic looks like in Milltimber

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Aberdeen’s nickname, the Granite City, comes from its stone buildings, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip.

Schools such as International School of Aberdeen are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Historic houses such as Friendville, about 3.9 miles north-east, show how far back building around Milltimber goes.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Your questions about window mastic in Milltimber

Do you cover Milltimber for window mastic?

Yes. Our work covers the whole of Scotland, and Milltimber is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Is Milltimber within the area you cover?

Yes, Milltimber is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Does the work come with a guarantee?

Yes. Our 12-month guarantee covers every job, inside or out.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

How many windows can you do in a day?

A few frames take a few hours. You’ll get a timescale with the quote.

Will new mastic stop draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Worn gaskets, brush seals or a door that has dropped
  • Broken hinges, locks or handles

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a few frames, or a day or more for a whole house and we leave things clean and tidy. Outside jobs in Milltimber need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access

Landlord and commercial work in Milltimber

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
