Bathroom resealing in AB13: how it works

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and common reasons people get in touch are water escaping at the shower enclosure and sealant that has split, shrunk or peeled away.

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathrooms and kitchens across AB13

Our bathroom resealing work across AB13 covers homes, rentals and businesses, in Peterculter and Milltimber and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in AB13 are chosen with that in mind.

Milltimber: Managing a site like International School of Aberdeen? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In and around Milltimber, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Give the silicone its full cure time
  • Dry the bead with a towel now and then
  • Use gentle cleaners on the silicone
  • Keep the fan on for a while after bathing

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Common problems we fix in AB13

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Look out for these signs:

  • A bead that has pulled away from the tiles
  • Black spots spreading through the bead
  • Splits where the tray meets the wall
  • Failed sealant on the screen profile

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Why deal with it now?

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last.

AB13 questions

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Where do you work from?

Mr Mastic is based in Crawley. We cover AB13 and the rest of Aberdeen.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.
