How we handle fire rated sealant in Milltimber
A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That is the part we focus on, one gap at a time. If you have damaged fire sealant left by other trades and sealant items on a fire risk assessment action list, we can put it right, whatever the surface.
If you look after holiday lets, a guest house or a community building in or near Milltimber, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What the job involves on each surface
Plasterboard walls
We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.
Flats and HMOs
Flats and HMOs rely on fire separation between homes and the common parts. We seal the gaps your assessor has identified room by room.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What happens on the day
There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on how many gaps there are for a typical job. Around Milltimber, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- We remove any old or unsuitable filler and clean the gap.
- Where the tested detail needs backing or fill, we fit it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Finally, we list where we worked and what we used, for your records.
Preparing for the visit
- Mention any parking rules near the property
- Clear the area around the work
- For business premises, tell us about site rules or sign-in

What sealant work cannot fix
A few problems are outside what sealant work can do:
- Sign-off of the building, which sits with building control or your assessor
- Assessing a building’s fire safety
- Large holes that need a different fire-stopping system
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
Surfaces we seal
- Service penetrations
- Door frames
- Plasterboard & masonry
- Linear gaps
- Flats & HMOs
- Pipe & cable gaps
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Take photos of fire stopping before ceilings or boxing go back
- Tell trades working in the building that fire seals must be put back
- Include hidden areas like risers in routine checks
- Allow for resealing whenever new services are run
Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.
Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the list grows.

Your questions about fire rated sealant in Milltimber
Do you cover smaller places like Milltimber?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
How do Scotland’s building regulations apply to fire-rated sealant in Milltimber?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Will you assess my building’s fire safety?
No. We work from the specification you give us and install to the manufacturer’s details.
Can you match the sealant colour?
Generally, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.
Is there a guarantee?
Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.
Look out for these signs:
- Open joints along the top of partitions
- Gaps flagged on a fire risk assessment
- Door frames with gaps between frame and wall
- Fire seals that have cracked with movement
In and around Milltimber, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
What to look for in a quote
- What insurance they hold
- When the joint can take water or movement
- Who does the work, and how experienced they are
- Is the old sealant removed completely?
