Milltimber questions
Is Milltimber within the area you cover?
Yes, Milltimber is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is bathroom resealing in Milltimber guaranteed?
All our work, in Milltimber and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
How long does a bath or shower reseal take?
It takes a morning or an afternoon for most single baths and showers. We will confirm how long your job needs when we quote.
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
Where is Mr Mastic based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Bathroom resealing in Milltimber, done properly
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Milltimber. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Typical jobs include gaps where the bath or tray has moved and leaks into the floor or ceiling below, on basins & vanity units, kitchen worktops & upstands and sinks & splashbacks.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Damage behind the tiles that needs a tiler
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
Surfaces we seal
- Wet rooms
- Kitchen worktops & upstands
- Basins & vanity units
- Baths
- Shower trays & enclosures
- Sinks & splashbacks
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Open a window or run the fan so the room dries
- Keep scourers and sharp tools away from the bead
- Squeegee the walls and tray after use
- Move toiletries away from the joint
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
Bathroom resealing in Milltimber: local notes
Aberdeen is known for its granite tenements, and in a tenement, a failed seal can reach the flat below. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For site and facilities teams at buildings such as International School of Aberdeen, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Around Milltimber, as everywhere, bathroom resealing is only as good as the preparation behind it.
Milltimber is about 5 miles south-west of Aberdeen, in Aberdeen. We provide bathroom resealing to homes and businesses in Milltimber and nearby. Milltimber is one of 63 places in Aberdeen where we work for bathroom resealing.
Work in AB13 works the same way as everywhere else we cover. Bathroom resealing is available to properties on Station Road East, Station Road and Binghill Road West and the roads around them. What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Around Milltimber, water from a failed joint in an older stone home can soak into timber and plaster.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

- One-year guarantee on every job

How the visit works
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. Outside jobs in Milltimber need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks

Advice
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What affects the quote in Milltimber
We do not publish a price list. What we look at:
- The number of rooms or windows
- When we can work, for business premises
- Access and height
- Any mould that needs treating
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
When you contact us, it’s useful to know:
- A few pictures by email, if you can
- Where the job is, and your postcode
- If someone has resealed it before
- Roughly how big the job is
Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand.
