- Gaps where the bath or tray has moved
- Black spots spreading through the bead
Bathroom resealing for homes and businesses in Riverside of Blairs
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you’re dealing with black spots spreading through the bead and a bead that has pulled away from the tiles, we can help.
Bathrooms in smaller places like Riverside of Blairs work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What affects the cost of bathroom resealing
We quote each job individually. This is what makes a difference:
- The type of sealant required
- The number and length of the joints
- The number of rooms or windows
- Access and height
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and send you a clear quote before any work starts.
Asking for a quote
To help us quote quickly, let us know:
- If someone has resealed it before
- Where the job is, and your postcode
- What’s wrong with the joints now
- How we’d reach the joints
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
What we are called out for in Riverside of Blairs
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
Common reasons people contact us include:
- Mouldy sealant that has gone black
- New sealant laid over old sealant that is now lifting
- Leaking joints on a shower screen
- Smears of silicone across the tiles
Schools such as Cults Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Comparing quotes
- The length of the guarantee
- Whether VAT is included
- How the joint is cleaned and prepared
- Which sealant they’ll use, and why
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Honest limits
To be straight with you, some problems need a different trade:
- Loose or hollow tiles, or failed tanking behind them
- Failed grout lines across the wall
- A cracked shower tray or bath (that needs repair or replacement)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
Surfaces we seal
- Basins & vanity units
- Sinks & splashbacks
- Kitchen worktops & upstands
- Baths
- Wet rooms
- Shower trays & enclosures
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Clean with a mild bathroom cleaner and a soft cloth
- Give the silicone its full cure time
- Look for lifting corners and small gaps now and then
- Keep bottles off the sealant line
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Riverside of Blairs homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you live in an older home near Cults West Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Portlethen station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
What happens on the day
There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work
- Tell us about any previous sealing or DIY attempts
