How we handle bathroom resealing in Kingswells

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you have gaps where the bath or tray has moved and mouldy sealant that has gone black, we can put it right, on kitchen worktops & upstands, basins & vanity units and wet rooms alike.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in Kingswells as anywhere in the city.

There’s a 12-month guarantee on every job, whatever its size.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • A tray that rocks until it’s re-bedded
  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Kingswells, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Advice

What affects the cost of bathroom resealing

For a quick quote, just ask. What matters most is:

  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • The rough size of the job
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Avoid abrasive pads on the sealant
  • Keep an eye on the corners, where splits start
  • Dry worktop joints after washing up
  • Give the silicone its full cure time

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What the job involves on each surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Kingswells homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Aberdeen, the Granite City, has plenty of granite tenements, where, as in any flat, a failed seal can reach the flat below.

For landlords with property near Dyce station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Hazlehead Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church Of Scotland, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Your questions about bathroom resealing in Kingswells

Can you do bathroom resealing in Kingswells?

Yes, Kingswells is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can a failed shower seal in a tenement flat in Kingswells leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

How much does bathroom resealing cost in Kingswells?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Do you have insurance?

Yes. We are fully insured for every job we do.

Where do you work from?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
