Fire rated sealant in Elrick

We can work through a building room by room or floor by floor. That record is useful for your files and for whoever looks at the building next. We work on flats & HMOs, pipe & cable gaps and linear gaps, and common reasons people get in touch are seals cut through by electricians, plumbers or data installers and gaps filled with a product that isn’t fire-rated.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Each job carries a 12-month guarantee, whatever its size.

FAQs for Elrick

Will you come out to Elrick?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

Do you provide details of the products used?

Yes. We note each location and the product that went in.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Why it’s worth doing now in Elrick

A quick fill with any sealant to hand is not fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. In an older home around Elrick, damp from a failed joint can get into timber and plaster.

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What you get with us

  • Domestic, commercial and hotel work
  • Anti-fungal silicone where joints get wet
  • Approved under the ARBOMaster scheme
  • Any old sealant cut out fully, not covered over

What we’re called out for in Elrick

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

Most people get in touch when they notice one of these:

  • Sealant items on a fire risk assessment action list
  • Gaps left after a refit or conversion
  • Seals cut through by electricians, plumbers or data installers
  • Standard silicone or caulk in a fire-stopping gap

Around Elrick, as everywhere, fire rated sealant is only as good as the preparation behind it.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Ask every contractor to reseal any fire stopping they disturb
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Ask which product was used before you paint
  • Include hidden areas like risers in routine checks

Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

  • Assessing a building’s fire safety
  • Walls or floors that weren’t built to resist fire

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What affects the quote in Elrick

For a quick quote, just ask. The main things that affect it are:

  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • Which sealant suits the joint

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

When you call or email, it’s useful to know:

  • How many joints, rooms or windows are involved

How it works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes from a few hours to a few days, depending on the number of gaps and the access. For a place like Elrick, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property
  • Tell us about any water getting in
