Newhills Fire Rated Sealant
Problem with your fire-stopping gaps in Newhills? We cut out the old, prepare the joints and apply the right sealant.

About our fire rated sealant in Newhills
Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, one gap at a time. We work on pipe & cable gaps, linear gaps and flats & HMOs, and the jobs we see most are open joints along the top of partitions and damaged fire sealant left by other trades.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
Whatever the size of the job, you get the same one-year guarantee in Newhills and across Aberdeen.

Quotes for fire rated sealant in Newhills
There’s no set price list. What we look at:
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- When we can work, for business premises
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.
Asking for a quote
Before you ask for a quote, have a think about:
- Photos by email, if that’s easy
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
What we do, step by step
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. The work generally takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Newhills depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products for your records.
Before we arrive
- Clear the area around the work
- Let us know about earlier repairs to the joints
- Keep children and pets away from the work area

For landlords and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Make resealing part of every contractor’s brief
- Photograph sealed gaps before they’re covered up
- Check whether a sealant can be painted before decorating over it
- Never patch a fire seal with standard sealant
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes.
When it isn’t the sealant
It helps to know what we can’t do:
- Doors that are not fire doors in the first place
- Openings too large for sealant, which need batts, boards or another system
- A wall that isn’t a fire-resisting element to begin with
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
Surfaces we seal
- Pipe & cable gaps
- Plasterboard & masonry
- Service penetrations
- Linear gaps
- Flats & HMOs
- Door frames
Why act early in Newhills
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In an older home around Newhills, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

Different surfaces, different methods
Flats and HMOs
Flats and HMOs rely on fire separation between homes and the common parts. We work through the gaps on your assessment, flat by flat if needed.
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.
Fire rated sealant in Newhills: local notes
There are hotels and other places to stay in and around Newhills. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.
If you let a flat or house near Dyce station, any gap left by new services in shared walls should be closed with a fire-rated product. For buildings such as Old Parish Church, gaps around pipes and cables are worth checking after any building work there. Newhills: your questions answered
Do you work in hotels near Newhills?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
How do Scotland’s building regulations apply to fire-rated sealant in Newhills?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you seal gaps around fire door frames?
Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door, its seals and closer are for a door specialist.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can you tell me which gaps need fire stopping?
No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we will quote for the sealant work on it.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
