Elrick Sand Mastic
We cover Elrick for traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly.
- Cement or filler used on old window joints that has cracked
- Mastic that needs renewing before redecorating
- Gaps where the frame meets the masonry
How we handle sand mastic in Elrick
We renew sand mastic around sash windows and doors in stone and brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. If you’re dealing with cement or filler used on old window joints that has cracked and crumbling sand mastic round a window, we can help, on tenement windows, stone surrounds and sash and case windows alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
Every job is covered by a 12-month guarantee.

Signs you need sand mastic in Elrick
Age is the main cause. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.
Any of these means the joints need attention:
- Weathered mastic on the most exposed windows
- Window mastic to renew ahead of painting
- Gaps between timber frames and stone or brick
- Silicone on a period window that looks wrong
For site and facilities teams at buildings such as Westhill Academy, larger buildings have plenty of frames, and the mastic around each one ages.

FAQs for Elrick
Is Elrick within the area you cover?
Yes, Elrick is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Elrick in your area for sand mastic?
Yes. We work across all of Scotland, and Elrick is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
How do I get a quote for sand mastic in Elrick?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Which is right for my windows, sand mastic or modern sealant?
Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we will explain why.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
What affects the quote in Elrick
Jobs vary more than people expect. The main factors:
- The old material and how stubborn it is
- Mould in or behind the old joints
- How easy the joints are to reach
- The type of sealant required
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- What’s wrong with the joints now
- The type of property
- Any previous sealing or DIY work
- The address or postcode of the job
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.
For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Honest limits
We will always be straight with you, so here’s what new sealant won’t do:
- Sash cords, weights and draught-proofing of the sashes
- Timber that has rotted
- Broken panes
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Why deal with it now?
Cement-based fillers and modern sealants don’t always suit a period surround. Sand mastic is the like-for-like choice, which can matter on listed and conservation-area homes. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we do, step by step
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes anything from a few hours to a full day, depending on how many windows. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit
- Mention any parking rules near the property

Elrick homes and the weather
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In and around Elrick, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
