How we handle sand mastic in Banchory
A silicone bead around a sash window can look out of place and is not always the right material. Sand mastic gives a finish that matches the age of the house and we can swap the silicone for it. We work on timber door frames, brick reveals and period & listed homes, and the jobs we see most are mastic dropping out of the joint and draughty sash windows at the surround.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Banchory questions
Do you cover Banchory for sand mastic?
Yes. We work across all of Scotland, and Banchory is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Is Banchory within the area you cover?
Yes. Banchory is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What guarantee comes with the work?
Every job comes with our one-year guarantee, and we’re fully insured.
Should I check with the council before work on a listed or conservation-area home?
Yes, it’s worth checking. Your local planning authority can say if consent is needed for work on a listed home or in a conservation area.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do you work for letting agents?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across Aberdeenshire.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Can old silicone round a sash window be swapped for sand mastic?
Yes, it’s a common request. All the old silicone is removed first so the mastic beds in well.
DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Do you need sand mastic in Banchory?
Rain on the window surround works into any crack and pushes it out. Exposed elevations usually fail first.
Common reasons people contact us are:
- Draughts and rain around sash boxes
- Mastic worn away on windows facing the weather
- Silicone on a period window that looks wrong
- Cement or filler used on old window joints that has cracked
For an older house near a landmark such as Banchory Ternan East Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What your quote should include
- The length of the guarantee
- Whether all the old sealant comes out first
- Which sealant they’ll use, and why
- How much experience the applicator has
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a single window, longer for several, and the area is left clean. Around Banchory, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
How to prepare
- For business premises, tell us about site rules or sign-in
- Let us know about earlier repairs to the joints
- Let us know about parking restrictions

What sand mastic looks like in Banchory
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Schools such as Banchory Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

How the job changes by surface
Brick reveals
Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.
Stone surrounds
We take care not to mark the stone when the old mastic comes out.

Why deal with it now?
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in and new mastic seals them. Around Banchory, water from a failed joint in an older stone home can soak into timber and plaster.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Ask a joiner to look at soft timber first
- Find out about consent before window work on a listed home
- Go gently near the mastic when preparing windows
- Inspect the joints round the windows every year or so
Check the mastic when you check the paintwork. Small cracks are easier to deal with early.
Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
What sealant work cannot fix
In fairness, some problems need a different trade:
- Cracked or broken glass
- Planning or listed building consent (your local planning authority decides)
- Decayed frames that need repair
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.
