How we handle sand mastic in Crathes

Sand mastic doesn’t last for ever and gaps open up round the frame. We rake it out and renew it so the surround looks right again. If you have modern sealant on a period surround and failed mastic on an exposed elevation, we can put it right, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

All our work is covered by our one-year guarantee.

Different surfaces, different methods

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.

Sash and case windows

Most of our sand mastic work is on sash windows. We renew the mastic round each box.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Broken panes
  • Sashes that rattle, stick or won’t open
  • Damaged stone surrounds

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Questions from Crathes

Is Crathes in your area for sand mastic?

Yes. Our work covers the whole of Scotland, and Crathes is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Do you cover smaller places like Crathes?

Yes, Crathes is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

What does sand mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Crathes depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints

Common problems we fix in Crathes

Over the years, sand mastic weathers. It dries out, cracks and loses its grip from the frame or the masonry.

The most common problems we see are:

  • Failed mastic on an exposed elevation
  • Draughts and rain around sash boxes
  • Old sand mastic that has cracked, crumbled or fallen out
  • Modern sealant on a period surround

Whether the job is in Crathes itself or nearby, the right material for each joint matters as much as a neat finish.

Before you book anyone

  • What the cure time is
  • Whether you can choose the colour
  • How long the guarantee is
  • Whether the sealant suits the joint
