Sand mastic in Kintore

How it works

We bring everything the job needs with us. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a single window, longer for several. For a place like Kintore, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work

About our sand mastic in Kintore

Sand mastic doesn’t last for ever and gaps open up round the frame. We rake it out and renew it and tidies the surround. We work on tenement windows, brick reveals and sash and case windows, and the jobs we see most are gaps round a timber door in stone or brick and a silicone bead on a sash window that spoils the look.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Every job comes with a 12-month guarantee.

Landlord and commercial work in Kintore

If you manage several properties in or around Kintore, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Timber that has rotted
  • Sash cords, weights and draught-proofing of the sashes
  • Broken panes

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Sash and case windows
  • Stone surrounds
  • Timber door frames
  • Period & listed homes
  • Tenement windows
  • Brick reveals

What the job involves on each surface

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. We shape it by hand to follow the stone.

Sash and case windows

On a sash window, the mastic joint shows on the outside so we finish it carefully.

Leave it or put it right?

An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Common problems we fix in Kintore

Paint, silicone or cement used over old mastic causes problems. They don’t move with the timber and we normally remove them.

People normally contact us after spotting one of these:

  • Cement or filler used on old window joints that has cracked
  • Weathered mastic on the most exposed windows
  • Crumbling sand mastic round a window
  • Cracked mastic round a front door frame

In the older streets around Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

Questions to ask before you book

  • Is the old sealant removed completely?
  • Are they insured?
  • How the joint is cleaned and prepared
  • What the quote includes, VAT included or not

Kintore: your questions answered

Is Kintore in your area for sand mastic?

Yes. Our work covers the whole of Scotland, and Kintore is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like Kintore?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is it possible to paint over sand mastic?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we’ll talk you through it.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few pictures.
