Sand Mastic in Garioch
Traditional burnt sand mastic around sash and case windows and doors in stone and brick in Garioch, with a 12-month guarantee on every job. Ask us for a quote.
- Tired mastic found when preparing windows for paint
- Gaps between timber frames and stone or brick
- Mastic round period door frames that has failed
Why act early in Garioch
Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry, so dealing with it now protects both. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.
What you get with us
- Every job guaranteed for a year
- Old sealant always removed completely
- Quality sealants from Arbo and Everbuild
- Full insurance on every job
How we handle sand mastic in Garioch
Sand mastic doesn’t last for ever and gaps open up round the frame. Renewing it closes the gap and tidies the surround. We work on timber door frames, brick reveals and stone surrounds, and the jobs we see most are a silicone bead on a sash window that spoils the look and weathered mastic on the most exposed windows.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.
Our work is backed for twelve months.

What sealant work cannot fix
To be straight with you, there are a few things sealant won’t fix:
- Sash cords, weights and draught-proofing of the sashes
- Decayed frames that need repair
- Crumbling stone or brickwork round the window
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Garioch homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Managing a site like Inverurie Academy? Then the mastic around its windows and doors needs looking after like any other building’s. In the older streets around West Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in. If you let a flat or house near Inverurie station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

How the visit works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours per window, depending on the condition of the joints. Outdoor work around Garioch depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts
- Where the joints are inside, avoid wetting them before we arrive

Advice
Common questions in Garioch
Do you cover Garioch for sand mastic?
Yes, Garioch is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Will you come out to Garioch?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area.
How long does sand mastic take to go off?
It skins over fairly quickly but takes longer to harden fully. We’ll explain what to expect before we leave.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Are you insured?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Is it possible to paint over sand mastic?
It’s traditionally left unpainted, which is what traditional guidance recommends. Ask us before decorating.
How we quote for sand mastic
You will get a clear quote before work begins. It takes into account:
- The type of sealant required
- The old material and how stubborn it is
- Whether the work is at height
- Whether there’s mould to deal with
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
Asking for a quote
You don’t need to know the technical terms. Just tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
- How many joints, rooms or windows are involved
- The address or postcode of the job
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
