Sand mastic in Inchmarlo

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

About our sand mastic in Inchmarlo

Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditionally, sand mastic is left unpainted and we’ll advise if you’re redecorating. Typical jobs include mastic round period door frames that has failed and tired mastic found when preparing windows for paint, on timber door frames, stone surrounds and sash and case windows.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work comes with a 12-month guarantee, wherever you are in Aberdeenshire.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours per window, depending on the condition of the joints, depending on the amount of work. Somewhere like Inchmarlo may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

How to prepare

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in

Brick reveals

We rake out the old mastic and pack deep voids before pointing.

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. We renew it the same way as on windows.

Signs you need sand mastic in Inchmarlo

Previous repairs in cement or silicone often trap water or crack away. They do not suit the joint and we normally remove them.

Look out for any of the following:

  • Gaps between timber frames and stone or brick
  • Wind and rain getting in round a sash window
  • Cracked mastic round a front door frame
  • Old sand mastic that has cracked, crumbled or fallen out

Around Inchmarlo, as everywhere, sand mastic is only as good as the preparation behind it.

What your quote should include

  • What the cure time is
  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first
  • Is VAT in the price?

10 questions to ask before booking

Why deal with it now?

Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Get any rot dealt with first
  • Avoid patching sand mastic with silicone
  • Avoid heavy scraping on the mastic joint
  • Do not paint over the new mastic

Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Inchmarlo questions

Do you cover smaller places like Inchmarlo?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do sand mastic in Inchmarlo?

Yes. We work across all of Scotland, and Inchmarlo is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Should I check with the council before work on a listed or conservation-area home?

Check with your local planning authority. They decide whether consent is needed for work to your windows.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Should I use sand mastic or silicone?

Sand mastic normally suits period timber windows best. Modern frames normally suit a flexible sealant.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Where do you work from?

We work from Crawley. We cover Inchmarlo and the rest of Aberdeenshire.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Windows and doors in Inchmarlo

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Schools such as Banchory Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
