External mastic for Inchmarlo homes and businesses

External mastic for homes and businesses in Inchmarlo

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. Common call-outs are for brick movement joints where the sealant has split and panel joints letting water in, on copings & trims, façade panels and render & cladding joints.

Outside joints can only be sealed when they’re dry, so work in Inchmarlo depends on the weather. Let us know about access to every wall and roofline.

Signs you need external mastic in Inchmarlo

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

The most common problems we see are:

  • Rigid filler in a joint that should flex
  • Sealant that has lost its bond to the brick or render
  • Brick movement joints where the sealant has split
  • Plants rooting in failed movement joints

In and around Inchmarlo, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

How to choose a mastic man

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Ask before painting over external sealant
  • Never let anyone fill a movement joint with mortar
  • Show decorators and builders where the movement joints are
  • Act on the first splits you see

Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Different surfaces, different methods

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Copings and trims

Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.

When something else is needed

A few problems are outside what sealant work can do:

  • Cracking across the wall rather than at a joint
  • Failed render or damaged cladding panels
  • Subsidence or other structural problems

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

The process

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Inchmarlo need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit

Advice

Landlords, agents and businesses in Inchmarlo

For anyone letting property in or around Inchmarlo, several properties can go on one quote. Send us the addresses and the work at each.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Walls and rooflines in Inchmarlo

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Banchory Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Questions from Inchmarlo

What guarantee comes with external mastic in Inchmarlo?

All our work, in Inchmarlo and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Inchmarlo for external mastic?

Yes. Our work covers the whole of Scotland, and Inchmarlo is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Do you seal joints where cladding meets other materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Can a movement joint be filled with mortar?

No. Rigid materials cannot move with the wall. If it has already been filled, we can usually cut it out and reseal it.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.
