How the job changes by surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.
How we handle external mastic in Banchory
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, brickwork movement joints and render & cladding joints, and the jobs we see most are rigid filler in a joint that should flex and hard, crazed mastic that has stopped moving.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
All of our work is guaranteed for twelve months, in Banchory and everywhere else we cover.

Why deal with it now?
Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to several days, depending on the building. Outdoor work around Banchory depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Before we arrive
- Let us know about parking restrictions
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Have failed joints looked at early
- Fix overflowing gutters above sealed joints
- Point out the joints to other trades
- Check the sealant is paintable before painting near it
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.
Walls and rooflines in Banchory
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
For an older house near a landmark such as Banchory Ternan East Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Banchory Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Common questions in Banchory
Is external mastic in Banchory guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Is Banchory in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Banchory is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.
Do you seal joints where cladding meets other materials?
Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces.
Do you work at height?
That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.
What does external mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.

Quotes for external mastic in Banchory
The quote reflects the job in front of us. We take into account:
- How much there is to do
- The old material and how stubborn it is
- The product the joint needs
- How many areas need sealing
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
What to tell us for a quote
When you contact us, it’s useful to know:
- The rough size of the job
- Where the job is, and your postcode
- A few photos by email, if you can
- Access, such as stairs, a lift or height
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.
Honest limits
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Adding movement joints to masonry that has none
- Subsidence or other structural problems
- Loose or hollow render, which needs re-rendering
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
