DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

About our external mastic in Strachan

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where mortar or filler would crack. Typical jobs include joints with sealant missing in places and joints pointed up with cement by mistake, on joints between brick and frames, render & cladding joints and brickwork movement joints.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

Our work is backed for twelve months.

How it works

The work is kept neat and contained to the area we’re working on. Expect the work to take anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. Outdoor work around Strachan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children

Your questions about external mastic in Strachan

Is Strachan in your area for external mastic?

Yes. We work across all of Scotland, and Strachan is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Will you come out to Strachan?

Yes, Strachan is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Why do you put foam in the joint first?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

What does external mastic cost?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

When something else is needed

Before you book, it’s worth knowing the limits too:

  • Movement that’s more than a sealant joint can take
  • Cracks in the bricks or render themselves, away from the joints
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Copings & trims
  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Concrete & block

Looking after it afterwards

After the cure time, these simple habits help:

  • Act on the first splits you see
  • Do not let climbing plants root in the sealant
  • Check external joints each spring
  • Leave the joints unpainted unless we’ve said otherwise

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

How we quote for external mastic

For a quick quote, just ask. What matters most is:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • Which sealant suits the joint
  • The size of the job

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • A few photos by email, if you can
  • Where the job is, and your postcode
  • How we’d reach the joints

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.

Do you need external mastic in Strachan?

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

Most people get in touch when they notice something like this:

  • Weeds or debris growing in open joints
  • Panel joints letting water in
  • Damp patches traced to an open external joint
  • Old sealant gone brittle and cracked

Around Strachan, as everywhere, external mastic is only as good as the preparation behind it.

Before booking anyone

Walls and rooflines in Strachan

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

In the older streets around Strachan Parish Church And Churchyard, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Different surfaces, different methods

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so its sealant has to stay flexible.
