Bathroom resealing in Strachan

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

About our bathroom resealing in Strachan

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We’re often asked to deal with shrunken sealant along the back of a worktop and cracked, shrunken or lifting silicone, across shower trays & enclosures, kitchen worktops & upstands and baths.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Each job carries a 12-month guarantee.

Signs you need bathroom resealing in Strachan

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

The problems people usually mention when they call are:

  • New sealant laid over old sealant that is now lifting
  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles
  • Leaks into the floor or ceiling below

In the older streets around Strachan Parish Church And Churchyard, walls and floors in older homes can move, and sealant and grout show it first.

What affects the quote in Strachan

Your quote is based on your job. We take into account:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • The number and length of the joints
  • The product the joint needs

What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear price before work begins.

Helping us quote

When you call or email, it’s useful to know:

  • Roughly how big the job is
  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • Photos by email, if that’s easy

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

Leave it or put it right?

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Why us?

  • 180+ five-star Google reviews
  • Trusted Arbo and Everbuild sealants
  • White, clear, grey or coloured to suit, where the product allows

When it is not the sealant

New sealant cannot fix everything, and we will tell you before any work starts. Sealant will not put right:

  • A tray or bath that is cracked through
  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Wet rooms

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Strachan, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in

What bathroom resealing looks like in Strachan

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In and around Strachan, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Keep the fan on for a while after bathing
  • Let new sealant cure fully before it gets wet
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
