Bathroom Resealing in Crossroads
Our applicators work in Crossroads on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Gaps where the bath or tray has moved
- Leaks into the floor or ceiling below
- Cracked, shrunken or lifting silicone
Leave it or put it right?
Dealing with sealant early is a short job: it takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Bathroom resealing in Crossroads, done properly
Across Crossroads, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on basins & vanity units, kitchen worktops & upstands and baths, and common reasons people get in touch are leaks into the floor or ceiling below and failed sealant on the screen profile.
A bathroom in a place like Crossroads gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

For landlords and businesses
Landlords and letting agents in Crossroads can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What the job involves on each surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
What affects the quote in Crossroads
Every job gets its own quote. These are the things that affect it:
- Whether the work is at height
- When we can work, for business premises
- How many areas need sealing
- The number and length of the joints
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
Photos help, but a description is a good start. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Any access issues, like height or stairs
- If someone has resealed it before
- A few pictures by email, if you can
We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, send an email to info@mrmastic.co.uk.
Questions from Crossroads
What guarantee comes with bathroom resealing in Crossroads?
All our work, in Crossroads and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Is Crossroads in your area for bathroom resealing?
Yes, Crossroads is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Crossroads.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Looking after it afterwards
After the cure time, these simple habits help:
- Dry the bead with a towel now and then
- Look for lifting corners and small gaps now and then
- Keep bottles off the sealant line
- Wipe up water along the back of the worktop
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Crossroads need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, normally after around 24 hours.
How to prepare
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work

Advice
Bathroom resealing around Crossroads
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
In and around Crossroads, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For jobs in and around Crossroads, choosing the right material for each joint is as important as a tidy finish.
