How we handle floor joint sealing in Crossroads
Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out. If you have skirting caulk that keeps splitting and dirt and water collecting in open floor joints, we can help.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Each job carries a 12-month guarantee, large or small.

What the job involves on each surface
Tiled floors
Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines in a matching colour.
Skirting boards
If the skirting is painted, a paintable flexible sealant works well. In wet rooms and kitchens, silicone is generally better.
Crossroads questions
Is Crossroads within the area you cover?
Yes, Crossroads is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on floor joint sealing in Crossroads?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Can you seal where the floor meets the bath panel?
Yes. Floor edges in bathrooms and kitchens get wet at every clean, so a flexible silicone is the right choice.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What should I tell you?
Let us know what needs doing and where, with pictures by email if possible. If we need more, we will ask.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Are you fully insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Looking after it afterwards
Aftercare is simple:
- Avoid caulk in bathrooms and kitchens
- Avoid sloshing water against skirting
- Sweep along the edges of the floor
- Lift furniture rather than dragging it across joints
Keep heavy traffic off resealed concrete joints for the cure time we give you. Mark the area off so drivers avoid it until it’s ready.
In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.
What affects the quote in Crossroads
We quote each job individually. This is what makes a difference:
- Whether there’s mould to deal with
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
The cost depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
What we need to know
What to tell us when you ask for a quote:
- The problem you’ve noticed
- Whether it’s a home or a business
- Roughly how big the job is
- Any access issues, like height or stairs
Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
What we’re called out for in Crossroads
Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands.
If you can see any of these, it’s time to have the joints looked at:
- Concrete floor joints that have broken down
- Gaps between floors and kitchen plinths
- Rigid edge joints in tiled floors
- Worn sealant at door thresholds
For jobs in and around Crossroads, choosing the right material for each joint is as important as a tidy finish.
What to look for in a quote
- How the surfaces are prepared before sealing
- Who turns up on the day
- Are they insured?
- How long to leave it before use

What we do, step by step
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a morning or an afternoon for most homes. Around Crossroads, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Keep children and pets away from the work area
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

New homes and floors in Crossroads
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Aberdeenshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
Around Crossroads, as everywhere, floor joint sealing is only as good as the preparation behind it.
