External mastic in Crossroads

How we handle external mastic in Crossroads

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you have failed seals between different materials and failed sealant between panels on a façade, we can help, on façade panels, concrete & block and copings & trims alike.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

All of our work is guaranteed for twelve months.

How it works

The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we explain the cure time before we leave. Outside jobs in Crossroads need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

Advice

Why it’s worth doing now in Crossroads

Sealing over the top of old mastic does not hold for long. The new layer cannot bond properly to old, weathered material, so we always take the old sealant out. Around Crossroads, water from a failed joint in an older stone home can soak into timber and plaster.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Why Crossroads clients choose us

  • Old sealant always removed completely
  • We agree the colour with you first
  • We leave the area clean and tidy
  • A sealant colour to suit the surroundings

Questions from Crossroads

Will you come out to Crossroads?

Yes. Crossroads is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Crossroads for external mastic?

Yes, Crossroads is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How long does external mastic last?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and reseal when it splits.

Will the new joint stand out?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin, matched as closely as the range allows.

Why is there a gap in my brick wall?

It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.

Are you insured?

Yes. We are fully insured for every job we do.

Do you use backing rod?

We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding, so the joint can move.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Damp that isn’t coming from the joint
  • Movement that is more than a sealant joint can take
  • Loose or hollow render, which needs re-rendering

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Concrete & block
  • Joints between brick and frames
  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints

What the job involves on each surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Deal with leaking gutters that soak the joints below
  • Have failed joints looked at early
  • Avoid pressure-washing directly into sealant joints
  • Point out the joints to other trades

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

Crossroads buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

In and around Crossroads, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. For jobs in and around Crossroads, choosing the right material for each joint is as important as a tidy finish.

What affects the quote in Crossroads

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • The size of the job

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

To help us quote quickly, please include:

  • If it’s domestic, commercial or a hotel
