About our external mastic in Drumoak
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. If you’re dealing with hard, crazed mastic that has stopped moving and water getting into walls through failed joints, we can help, on copings & trims, concrete & block and façade panels alike.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
Whatever the size of the job, you get the same 12-month guarantee.

Leave it or put it right?
Running new sealant over the old bead rarely lasts. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. In an older home around Drumoak, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before any work starts.

Outside joints around Drumoak
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
In and around Drumoak, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Signs you need external mastic in Drumoak
Some movement joints have been pointed up with mortar. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
People usually contact us when they notice one of these:
- Failed sealant between panels on a façade
- Joints with sealant missing in places
- Movement joints filled with mortar instead of sealant
- Gaps where render, brick and frames meet
If you live in an older home near Drumoak Kirk, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Drumoak questions
Is there a guarantee on external mastic in Drumoak?
All our work, in Drumoak and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Do you cover Drumoak for external mastic?
Yes, Drumoak is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Can you match the colour of my brickwork?
The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin from the range available.
Do you work for letting agents?
Yes, regularly. We can quote for several properties at once.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where are you based?
We are based in Crawley, and we cover South East England, London and all of Scotland.

You don’t need to know the technical terms. It helps if you can tell us:

Honest limits
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Damp that is not coming from the joint
- Cracked brickwork or render that needs a builder or plasterer
- Movement that is more than a sealant joint can take
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Copings & trims
- Concrete & block
- Joints between brick and frames
- Façade panels
- Render & cladding joints
- Brickwork movement joints
What we do, step by step
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Drumoak need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Let us know if you’ve seen damp or leaks
- Move anything stored near the joints
