External & façade joints in Woodlands, Aberdeenshire
Specialist external mastic for Woodlands: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Gaps where render, brick and frames meet
- Moss and dirt in joints with no sealant left
- Movement joints filled with mortar instead of sealant
What sealant work cannot fix
Sealant is not the answer to every problem, and we’ll tell you before any work starts. Sealant will not put right:
- Failed render or damaged cladding panels
- Movement that is more than a sealant joint can take
- Damp that is not coming from the joint
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

About our external mastic in Woodlands
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. Common call-outs are for plants rooting in failed movement joints and weathered mastic that no longer stretches, across joints between brick and frames, façade panels and concrete & block.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.
Our work is backed for twelve months, in Woodlands and everywhere else we cover.

What happens on the day
We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on the building, and the area is left clean. Somewhere like Woodlands may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Getting ready for the visit

Outside joints around Woodlands
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

What affects the quote in Woodlands
We quote each job individually. This is what makes a difference:
- How many areas need sealing
- Which sealant suits the joint
- The old material and how stubborn it is
- Any mould that needs treating
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know

What else we do in Woodlands
What we’re called out for in Woodlands
Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.
The most common problems we see are:
- Leaking joints around cladding and façade panels
- Failed seals between different materials
- Weeds or debris growing in open joints
- Joints pointed up with cement by mistake
For an older house near a landmark such as St Comgall's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.
What your quote should include
- Which colour the sealant will be
- How the surfaces are prepared before sealing
- What happens if the job turns out different
- Which sealant they’ll use, and why
Common questions in Woodlands
What guarantee comes with external mastic in Woodlands?
All our work, in Woodlands and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is Woodlands within the area you cover?
Yes. Woodlands is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Why is there a gap in my brick wall?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.
How long will you be here?
A typical job takes a few hours to a few days, depending on the length of joint and the access. Your quote will say how long we expect yours to take.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Walk round the building once a year and look at the joints
- Don’t let climbing plants root in the sealant
- Fix overflowing gutters above sealed joints
- Make sure movement joints aren’t pointed over
Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
What happens if it’s left?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What the job involves on each surface
Render joints
Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.
Concrete and blockwork
Concrete faces can be dusty and porous, so preparation is key. A primer goes on where the product requires one.
