Bathroom resealing in Woodlands, done properly
Across Woodlands, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We are often asked to deal with water getting behind the bath panel and failed sealant on the screen profile, across kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.
In and around a place like Woodlands, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
There’s a 12-month guarantee on every job, whatever its size.

Bathrooms and kitchens in Woodlands
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In the older streets around St Comgall's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Why act early in Woodlands
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back. If something else is wrong, we’ll tell you. Around Woodlands, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Common problems we fix in Woodlands
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Most people get in touch after spotting one of these:
- Water getting behind the bath panel
- Cracked, shrunken or lifting silicone
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
Around Woodlands, as everywhere, bathroom resealing is only as good as the preparation behind it.
What to look for in a quote
- What product goes in the joint
- How long to leave it before use
- Who turns up on the day
- Whether they seal over old material or remove it
How the job changes by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Questions from Woodlands
Is bathroom resealing in Woodlands guaranteed?
All our work, in Woodlands and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover Woodlands for bathroom resealing?
Yes, Woodlands is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Can you get rid of the black mould in my sealant?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Are you fully insured?
Yes. Full insurance covers our work.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
When it is not the sealant
Before booking, it’s worth knowing the limits:
- Cracks in the tray itself rather than the joint
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

How it works
When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work starts. The work usually takes a morning or an afternoon for most single baths and showers. For a place like Woodlands, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- On commercial sites, let us know about site rules
- Clear items away from the joints we’re working on

Related advice
Keeping the joints in good condition
Looking after new joints is easy:
- Move toiletries away from the joint
- Avoid abrasive pads on the sealant
- Use gentle cleaners on the silicone
- Look for lifting corners and small gaps now and then
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
