Fire rated sealant for homes and businesses in Woodlands

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That detail is what we take care over, one gap at a time. We’re often asked to deal with holes left by a change of layout and fire stopping disturbed by later work, across service penetrations, flats & HMOs and door frames.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Woodlands questions

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you cover Woodlands for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Woodlands is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

What fire rating will the seal have?

We don’t give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we apply a product tested for it.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How the job changes by surface

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in.

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length.

Fire rated sealant around Woodlands

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as St Comgall's Church, gaps around pipes and cables are worth checking after any building work there.

What affects the cost of fire rated sealant

There’s no set price list, because no two jobs are the same. What we look at:

  • Mould in or behind the old joints
  • The amount of work
  • When we can work, for business premises
  • Which sealant suits the joint

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

When you contact us, these details help:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Whether it has been sealed before

Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours for a handful of gaps, and longer for a whole building. For a place like Woodlands, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Plan fire stopping into any work that goes through walls or floors
  • Flag any open gap you spot round a pipe or cable
  • Look in service cupboards and ceiling voids from time to time
  • Ask which product was used before you paint

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Common problems we fix in Woodlands

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. Rushed fire stopping is common particularly when it was the last job before handover.

These are the problems we’re asked about most:

  • Cracked or shrunken fire-rated sealant
  • Unsealed gaps around fire door frames
  • Gaps around pipes and cables through fire-resisting walls
  • Damaged fire sealant left by other trades

In and around Woodlands, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Questions to ask before booking

  • Is the old sealant removed completely?
  • What product goes in the joint
  • Are they insured?
  • What happens if the job turns out different
