Regrouting in Woodlands, Aberdeenshire
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Woodlands and across Aberdeenshire. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Corners filled with grout instead of silicone
- Greasy, stained grout behind the hob
- Discoloured grout on otherwise sound tiles
Regrouting in Woodlands
Most regrouting jobs include resealing too. Grout belongs between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We are often asked to deal with grout washed out of a shower and kitchen splashback grout stained by grease, on shower walls, kitchen splashbacks and bathroom floors.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Surface by surface
Bathroom floors
Grout on a floor is walked on as well as wetted. It gets worn and dirty.
Bathroom wall tiles
Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Regrouting in Woodlands: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For an older house near a landmark such as St Comgall's Church, walls and floors in older homes can move, and sealant and grout show it first. Around Woodlands, as everywhere, regrouting is only as good as the preparation behind it.

How to look after the new joints
So the new joints stay in good condition:
- Keep the fan on after showering
- Look at the sealant in the corners now and then
- Clean grout with a mild bathroom cleaner
- Skip wire brushes and scourers
Before we leave, you’ll know when the shower can be used. Please follow it, and go gently on the grout at first.
Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
How it works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes a few hours, or longer for a fully tiled room. Somewhere like Woodlands may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Preparing for the visit
- Clear items away from the joints we’re working on
- Tell us about any water getting in
- Tell us if parking is tricky

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Why it’s worth doing now in Woodlands
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.

Woodlands: your questions answered
What guarantee comes with regrouting in Woodlands?
All our work, in Woodlands and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover smaller places like Woodlands?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you regrout part of a bathroom, like the shower?
Yes, we often do. The shower generally fails first, so it’s often the only area that needs doing.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
How long does the job take?
That depends on how much there is to do, but as a guide it takes anything from a few hours to a full day, depending on the area. We’ll tell you when we quote.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

What affects the cost of regrouting
The quote reflects the job in front of us. We look at:
- Whether the work is at height
- The size of the job
- The type of sealant required
- Mould in or behind the old joints
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
What to tell us for a quote
To help us quote quickly, please include:
- The rough size of the job
- Photos by email, if that’s easy
- Access, such as stairs, a lift or height
- The type of property
There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.
