Need regrouting in Balfour?

Regrouting for homes and businesses in Balfour

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. Common call-outs are for shower grout that has worn away and discoloured grout on otherwise sound tiles, on kitchen splashbacks, wet rooms and bathroom floors.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Check the corner silicone every few months
  • Wipe water off the walls when you’re done
  • Open a window or run the fan to clear steam
  • Have loose tiles looked at early

Before we leave, you will know when the shower can be used. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

What we do, step by step

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, or longer for a fully tiled room for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access
  • On commercial sites, let us know about site rules

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Waterproofing that has failed below the tiling
  • A structure that flexes behind the tiles

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What regrouting looks like in Balfour

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to St Comgall's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Balfour is about 5 miles east of Banchory, in Aberdeenshire. Balfour gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. 161 places in Aberdeenshire are on our list, large and small. Common problems we fix in Balfour

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

It’s worth asking for a quote if you see:

  • Old grout in a dated colour
  • Cracked grout along the bath or tray
  • Gaps where the shower grout has gone
  • Kitchen splashback grout stained by grease

In and around Balfour, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

What your quote should include

  • How long the guarantee is
  • Whether you can choose the colour
  • What insurance they hold

10 questions to ask before you book

Balfour questions

Do you cover Balfour for regrouting?

Yes, Balfour is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Will you come out to Balfour?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Where are you based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Is resealing included with regrouting?

Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints.

When can I use the shower again?

The wait depends on the materials and how warm the room is. We’ll tell you exactly how long at the end of the visit.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own will not fix that and we’ll say so before going ahead.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens if it’s left?

Regrouting won’t help where tiles have come away. We point that out first so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
