About our regrouting in Banchory

Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it, then reseal the corners and edges. We work on bathroom wall tiles, kitchen splashbacks and shower walls, and common reasons people get in touch are grout stained black or orange that won’t clean and shower grout that has worn away.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months, in Banchory and everywhere else we cover.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A structure that flexes behind the tiles
  • Loose tiles, which need refixing first
  • Leaks from pipes, valves or wastes (a plumber’s job)

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Shower walls
  • Tiled floors
  • Bathroom floors
  • Wet rooms
  • Kitchen splashbacks

Surface by surface

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on size. It’s a good time to change the grout colour.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

Your questions about regrouting in Banchory

Do you work in hotels near Banchory?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is Banchory within the area you cover?

Yes. Banchory is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

How long will you be here?

Most jobs take a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. Your quote will say how long we expect yours to take.

What goes in the corners, grout or silicone?

We use silicone in corners and along edges. Grout in those joints cracks as the building moves.

Where are you based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Keep the fan on after showering
  • Use a squeegee on the tiles after showering
  • Rinse the tiles after showering
  • Keep harsh bleach and acid cleaners off the grout

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on the amount of work. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit

What we’re called out for in Banchory

Soap scum and limescale build up on grout that’s hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.

The problems people normally mention when they call are:

  • Discoloured grout on otherwise sound tiles
  • Stained grout that cleaning will not shift
  • Grout that is cracking and breaking up
  • Dirty, worn grout on a tiled floor

For site and facilities teams at buildings such as Banchory Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Choosing a sealant specialist

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
