Strachan Regrouting
Our applicators work in Strachan on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Splashback grout that has darkened
- Grout washed out of a shower
- Cracked grout along the bath or tray
When it isn’t the sealant
To be straight with you, there are a few things sealant won’t fix:
- Loose tiles, which need refixing first
- Cracked or broken tiles
- Movement in a stud wall or floor
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
What we seal
- Bathroom wall tiles
- Kitchen splashbacks
- Wet rooms
- Bathroom floors
- Tiled floors
- Shower walls
About our regrouting in Strachan
Regrouting is generally paired with resealing. Grout belongs between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. If you have cracked grout along the bath or tray and splashback grout that has darkened, we can help, on shower walls, wet rooms and kitchen splashbacks alike.
For a place like Strachan, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Strachan questions
Is regrouting in Strachan guaranteed?
All our work, in Strachan and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover Strachan for regrouting?
Yes, Strachan is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
Do you have insurance?
Yes. We are fully insured.
How soon can the shower be used after regrouting?
It varies with the products and the room. We’ll tell you exactly how long when the job is done.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Is it possible to regrout only the shower area?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
Can you regrout if a few tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Regrouting alone isn’t the answer, and we will tell you before any work starts.
Landlord and commercial work in Strachan
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
For anyone letting property in or around Strachan, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.
Why deal with it now?
Cleaning products may brighten grout for a time, but mould that has got into grout usually comes back. New grout, with silicone in the corners, deals with the cause. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

The process
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes anything from a few hours to a full day, depending on the area. Around Strachan, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Clear the area around the work
- Tell us if parking is tricky

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Do you need regrouting in Strachan?
Grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down and showers that get daily use suffer most.
The problems people generally mention when they call are:
- Grout that makes sound tiles look old
- Crumbling grout between the tiles
- Grout washed out of a shower
- Cracked grout along the bath or tray
If you live in an older home near Strachan Parish Church And Churchyard, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Questions to ask before you book
- Which colour the sealant will be
- When the joint can take water or movement
- What happens if they find a problem under the old sealant
- How long the guarantee is
Quotes for regrouting in Strachan
Some jobs are bigger than they look, and some smaller. The main factors:
- Which sealant suits the joint
- Whether there’s mould to deal with
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- The address or postcode of the job
- The type of property
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand, and we’ll take it from there.

Bathrooms and kitchens in Strachan
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
