Your questions about fire rated sealant in Kemnay
Do you cover smaller places like Kemnay?
Yes, Kemnay is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.
Will you assess my building’s fire safety?
No. We follow the requirements from your assessor, designer or building control.
Can you match the sealant colour?
Most of the time, yes. We’ll explain which colours are available.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Where do you work from?
Mr Mastic is based in Crawley. We cover Kemnay and the rest of Aberdeenshire, along with the rest of our area.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Fire rated sealant in Kemnay
Deciding which gaps need fire stopping is not our role; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. Typical jobs include damaged fire sealant left by other trades and ordinary sealant used where a fire-rated product was needed, on pipe & cable gaps, door frames and flats & HMOs.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
A one-year guarantee comes as standard.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Tell trades working in the building that fire seals must be put back
- Don’t fill fire-stopping gaps with ordinary foam or silicone
- Include hidden areas like risers in routine checks
- Check whether a sealant can be painted before decorating over it
Keep the record we give you with the building’s fire safety documents. It helps whoever checks the building next.
An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
Fire rated sealant around Kemnay
Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.
Community buildings like Kemnay Parish Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. For landlords with property near Kintore station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
Kemnay is about 4 miles south-west of Inverurie, in Aberdeenshire. Kemnay gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our area takes in 161 places across Aberdeenshire, large and small. You can also see our page for Aberdeen, roughly 13 miles from Kemnay.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Signs you need fire rated sealant in Kemnay
Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.
Most people get in touch when they notice something like this:
- Door frames with gaps between frame and wall
- Fire stopping disturbed by later work
- Sealant items on a fire risk assessment action list
- Open holes round services passing through fire walls
For site and facilities teams at buildings such as Kemnay Academy, fire-stopping around service openings should be restored whenever new services go in.
Questions to ask before you book
- How hidden problems are handled
- What product goes in the joint
- Which colour the sealant will be
- What guarantee comes with the work
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Big openings where sealant alone is not the tested solution
- Issuing a fire rating or certificate for a building
- Problems with the door itself rather than the gap around the frame
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
Where we work in Kemnay
- Plasterboard & masonry
- Linear gaps
- Flats & HMOs
- Door frames
- Pipe & cable gaps
- Service penetrations
What the job involves on each surface
Service penetrations
Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.
Plasterboard walls
Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach and we will flag it.
How it works
Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes from a few hours to a few days, depending on the number of gaps and the access. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Tell us about any water getting in
- Mention if the joints have been sealed before
