Fire Rated Sealant in Sauchen

- Damaged fire sealant left by other trades
Surface by surface
Masonry and concrete
Brick, block and concrete walls and floors are sealed with products tested in masonry. The gap is cleaned of dust first so the sealant bonds.
Service penetrations
Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. The sealant is chosen for what passes through and how wide the gap is.
Fire rated sealant in Sauchen
Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. If you’re dealing with gaps around pipes and cables through fire-resisting walls and damaged fire sealant left by other trades, we can put it right, on flats & HMOs, linear gaps and service penetrations alike.
For holiday lets, guest houses and community buildings in or near Sauchen, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
Big or small, it’s backed by our one-year guarantee in Sauchen and across Aberdeenshire.

Signs you need fire rated sealant in Sauchen
Many open fire-stopping gaps are made after the building is finished. New cables, pipes and data runs go through walls and ceilings and the hole round the new service isn’t always sealed again.
These are the problems we’re asked about most:
- Sealant items on a fire risk assessment action list
- Open gaps behind door architraves
- Linear gaps at the head of walls
- Holes left by a change of layout
For jobs in and around Sauchen, choosing the right material for each joint is as important as a tidy finish.

When it isn’t the sealant
A few problems are outside what sealant work can do:
- Large holes that need a different fire-stopping system
- Assessing a building’s fire safety
- Problems with the door itself rather than the gap around the frame

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Why deal with it now?
Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own and needn’t wait for anything else. Around Sauchen, water from a failed joint in an older stone home can soak into timber and plaster.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

FAQs for Sauchen
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Is Sauchen in your area for fire rated sealant?
Yes. We work across all of Scotland, and Sauchen is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.
Where do you work from?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you do fire sealant around door frames?
Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
