Floor joint sealing near Sauchen

What the job involves on each surface

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. They’re sealed with a flexible, anti-fungal silicone.

Thresholds

Thresholds take daily traffic, so we choose a hard-wearing, flexible product and neatly finished.

How we handle floor joint sealing in Sauchen

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. We work on concrete floor joints, commercial floors and skirting boards, and common reasons people get in touch are tiled floors with no room to move and cracked caulk along skirting in bathrooms and kitchens.

Work in a place like Sauchen is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What floor joint sealing looks like in Sauchen

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Aberdeenshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

In and around Sauchen, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. For jobs in and around Sauchen, choosing the right material for each joint is as important as a tidy finish.

When it isn’t the sealant

New sealant can’t fix everything, and we will tell you before work begins. It will not solve:

  • Floors that are uneven or need levelling
  • Leaks from a failed tanking system
  • Tiles that have lifted or broken

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Why it’s worth doing now in Sauchen

Putting new grout into a crack that keeps reappearing does not last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Quotes for floor joint sealing in Sauchen

For a quick quote, just ask. What matters most is:

  • The old material and how stubborn it is
  • Whether the work is at height
  • The type of sealant required
  • Any working-time requirements on site

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Your questions about floor joint sealing in Sauchen

Can you do floor joint sealing in Sauchen?

Yes. Our work covers the whole of Scotland, and Sauchen is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Sauchen within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator.

Do you guarantee your work?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you seal floor joints in bathrooms and kitchens?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone to keep mop water out.

Do you work on commercial floors?

Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on the length of joint. Somewhere like Sauchen may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Ask before painting over a sealed joint
  • Have a cracking tiled floor checked before tiles break
  • Cone off fresh joints until they’re ready
  • Look at floor joints each spring

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it until it’s ready.

Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further over time.
