DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
How we handle floor joint sealing in Garioch
Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone because it handles water. If you’re dealing with failed seals where bathroom floors meet baths and panels and cracked caulk along skirting in bathrooms and kitchens, we can help, on commercial floors, wet room & bathroom floors and skirting boards alike.
Around smaller Scottish places like Garioch, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the job changes by surface
Commercial floors
In commercial buildings, we can plan floor joint work around opening hours. We can arrange out-of-hours work where it’s needed.
Skirting boards
Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing so the new sealant bonds.
Why act early in Garioch
Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Joints and finishes in Garioch homes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Aberdeenshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
If you look after a church, hall or community building such as West Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear. For landlords with property near Inverurie station, gaps at skirtings and thresholds are worth sealing between tenancies.

What affects the cost of floor joint sealing
Your quote is based on your job. We take into account:
- Working hours on commercial sites
- The number of rooms or windows
- Any mould that needs treating
- The type of sealant required
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before we start.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The type of property
- Roughly how big the job is
- Any previous sealing or DIY work
- A few photos by email, if you can
Want a quote for floor joint sealing? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before work begins.
What happens on the day
On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take a few hours for most rooms, longer for large commercial floors. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- The sealant goes in, chosen for the floor and coloured to suit it.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
- Let us know about parking restrictions
How to get a quote

Advice
Garioch questions
Will you come out to Garioch?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do floor joint sealing in Garioch?
Yes. Our work covers the whole of Scotland, and Garioch is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Do you offer different sealant colours?
Most of the time, yes. We will explain which colours are available.
Can you use decorators’ caulk instead?
Only on dry joints that do not move. Caulk cracks as the floor moves. A flexible sealant is the better choice.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
What do you need from me for a quote?
Let us know what needs doing and where, with photos by email if possible. If we need more, we will ask.
When to call us in Garioch
Caulk is the usual filler for skirting. It cracks where there’s movement or water, which is why so many skirting joints look broken.
The most common problems we see are:
- Floor edges that trap water and grime
- Gaps between floors and kitchen plinths
- Skirting that has pulled away from the floor
- Threshold joints that have opened or worn
If you look after a building such as Inverurie Academy, entrance and corridor floor joints take a lot of traffic.
What your quote should include
- What happens if they find a problem under the old sealant
- Whether they seal over old material or remove it
- Who turns up on the day
- What guarantee comes with the work
