Floor joint sealing for Alford homes and businesses

How we handle floor joint sealing in Alford

We seal floor joints in homes, offices and commercial buildings across Alford. Each job starts with looking at the floor and the gap, because the right sealant depends on both. If you’re dealing with cracked grout where a tiled floor needs a movement joint and open joints that fill with dirt, we can put it right, on thresholds, commercial floors and tiled floors alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

You get a one-year guarantee, the same in Alford as everywhere else we work.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Your questions about floor joint sealing in Alford

Can you do floor joint sealing in Alford?

Yes. We work across all of Scotland, and Alford is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Alford?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you match the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Do you use a paintable sealant?

If you tell us beforehand, yes. Joints that will be painted get a paintable product.

Can grout be replaced with sealant on a tiled floor?

Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant coloured to suit. If tiles are loose, that needs fixing first.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you seal kitchen plinths to the floor?

Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

How the job changes by surface

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

Skirting boards

Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing so the new sealant bonds.

New homes and floors in Alford

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Aberdeenshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you look after a building such as Alford Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early. For buildings such as St Andrew's Episcopal Church, joints in its floors, skirtings and thresholds need resealing as they wear.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Cracked or broken concrete slabs
  • Loose, hollow or cracked tiles, which need a tiler
  • Structural movement or subsidence

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Thresholds
  • Tiled floors
  • Concrete floor joints
  • Commercial floors
  • Skirting boards
  • Wet room & bathroom floors

What affects the cost of floor joint sealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The product the joint needs
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • The amount of work

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • A few pictures by email, if you can

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

Aftercare tips

To keep the joints looking good and working properly:

  • Check the sealant is paintable before decorating
  • Keep floor cleaning water to a minimum at the edges
  • Keep dirt out of the joints
  • Look at floor joints each spring

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen over time.

Why deal with it now?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant stretches instead and keeps the joint sealed. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, depending on the length of joint. Somewhere like Alford may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Getting ready for the visit

  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
