External mastic in Alford
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the line blends in. We are often asked to deal with weeds or debris growing in open joints and failed sealant between panels on a façade, on brickwork movement joints, copings & trims and joints between brick and frames.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
Big or small, it’s backed by our 12-month guarantee.

What external mastic looks like in Alford
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
For site and facilities teams at buildings such as Alford Academy, larger buildings have long runs of movement joint that eventually need resealing.

Your questions about external mastic in Alford
Is Alford in your area for external mastic?
Yes. We work across all of Scotland, and Alford is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Do you cover smaller places like Alford?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
When will the joints need doing again?
It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.
Will the new joint stand out?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
How it works
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can
- Let us know about stairs, lifts or work at height

Do you need external mastic in Alford?
Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.
Keep an eye out for any of the following:
- Sealant pulling away from one side of the joint
- Moss and dirt in joints with no sealant left
- Rain getting behind render or cladding at a joint
- Panel joints letting water in
For an older house near a landmark such as St Andrew's Episcopal Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Honest limits
A few problems are outside what sealant work can do:
- Walls that need new movement joints cut into them
- Movement that’s more than a sealant joint can take
- Loose or hollow render, which needs re-rendering
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Quotes for external mastic in Alford
Jobs vary more than people expect. The main factors:
- The product the joint needs
- When we can work, for business premises
- The size of the job
- The old material and how stubborn it is
What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.
What we need to know
What to tell us when you ask for a quote:
- If it’s domestic, commercial or a hotel
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
- Where the property is
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
Why deal with it now?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.
Why Alford customers choose us
- Homes, businesses and hotels
- More than 20 years in sealant work
- Any old sealant cut out fully, not covered over
- A sealant colour to suit the surroundings
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Never let anyone fill a movement joint with mortar
- Act on the first splits you see
- Clear growth from the base of walls and joints
- Look over the joints every year, ideally after winter
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead and let water in behind.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
